How to Purchase Own a House in Ruto’s Affordable Housing Program

The Boma Yangu Programme, under the Ministry of Lands, Public Works, Housing, and Urban Developments, has issued a comprehensive notification outlining the procedures for acquiring government-subsidized houses. 

This announcement comes in response to complaints from individuals who noted discrepancies in their accounts, with deposited savings not being accurately reflected, as reported by officials from the Ministry of Lands.

Within the notification, the Ministry emphasized the key mistakes that were responsible for the mentioned discrepancies.

“We are getting several DM’s from you saying your savings are not reflecting on Boma Yangu & it’s because you are not adding the word BOMA before your ID,” Boma Yangu clarified. 

Requirements/Application Process for Purchasing a House 

Prospective homebuyers must meet certain eligibility criteria, being Kenyan citizens aged 18 and above, and are required to present a valid National Identification Card (ID).

The initial stage in the journey to homeownership involves the creation of an account either through the Boma Yangu portal or the *832# USSD service.

To activate this account, individuals need to deposit Ksh200, utilizing the account number BOMA, followed by the applicant’s ID number. The payment of the Ksh200 should be made through “Paybill 222222, account number- BOMA12345,” as indicated in the provided example.

“After the activation, you can save any amount at any time, as many times as you wish,” 

The statement additionally clarifies that the original paybill number, which was -00500, has been updated to the current government-issued one, which is 222222.

“In line with His Excellency The President’s directive to onboard Government services to a single digital payment platform, we wish to notify our esteemed Boma Yangu members and members of the public that we will migrate payments for the Affordable Housing Program from Safaricom pay bill number 005500 to the designated pay bill number 222222,” a notice on their website reads. 

The Tenant Purchase Scheme

Upon successful registration, members can proceed to explore the projects featured in the program. 

They have the flexibility to choose from a range of options, including one-bedroom to three-bedroom units, each with different sizes determined by the location (county) and the results of a needs analysis.

The qualification for completed houses is contingent on several factors, including family status, demand within different housing categories, and the time taken to accumulate the required deposit amount, among other considerations.

“Those who do not get an allocation in the first instance will be put on a waiting list to ensure they have priority in subsequent allocations,” the Ministry notes. 

Additionally, members are obligated to save a 10 percent deposit of the unit’s value, which can be refunded through the housing fund, and this transaction is facilitated through the portal.

“Mandatory contributions from employers/employees will be remitted as directed by the law, enforced by the Kenya Revenue Authority, at 3 per cent and capped at Ksh2,500 a month,” information on the website reads. 

Among the Affordable Housing Projects Are

Moke Gardens Affordable Housing 

The project is situated in Athi River Town, Machakos. The available housing options include 3-bedroom, 2-bedroom, 1-bedroom, and Studio Apartments, with prices starting from Ksh1.5 million.

Kings Boma Estate

Situated in Ruiru, Kiambu, the project offers a variety of housing options, including 3-bedroom, 2-bedroom, 1-bedroom, and Studio Apartments. The prices for these units start from Ksh1.25 million.

Lurambi Affordable Housing Project 

Found in Kakamega, the housing project provides diverse options, including 3-bedroom, 2-bedroom, 1-bedroom, and Studio Apartments. The prices for these units start at Ksh960,000.

Fairvalley Heights

Situated in Athi River, Nairobi, the housing project offers a variety of options, including 3-bedroom, 2-bedroom, 1-bedroom, and Studio Apartments. The prices for these units start from Ksh2.15 million.

Bahati Affordable Housing Project

The Bahati Affordable Housing Project, located in Bahati Constituency, Nakuru County, provides a range of housing options, including 3-bedroom, 2-bedroom, 1-bedroom, and Studio Apartments. The prices for these units start from Ksh960,000.
